How it works

Land Transaction Tax (LTT) — Wales

LTT replaced SDLT in Wales in April 2018. It is administered by the Welsh Revenue Authority (WRA). Unlike England and Scotland, Wales has no first-time buyer relief — everyone pays the same main rates.

Current residential bands (2026)

  • Up to £225,000: 0%
  • £225,001 – £400,000: 6%
  • £400,001 – £750,000: 7.5%
  • £750,001 – £1,500,000: 10%
  • Above £1,500,000: 12%
  • Higher residential rates (additional property): +4% on every band
