Why every Indian city uses a different formula
Indian municipal property tax is governed by state laws, not central — so each city decides its own base, multipliers, and rebates. Mumbai (BMC) uses Capital Value System; Bengaluru (BBMP) uses Unit Area Value across zones A-F; Delhi (MCD) uses category-based UAV (A-H zones); Chennai and Hyderabad use Annual Rental Value variants.
What every city has in common:
